Thoughts for the July 2023 Market

In July, the housing market remained strong for sellers, and that is because inventory continues to be low. In comparison to last July, this year new listings are down 26%, while sales are up 1.4%. Also, the number of homes available for purchase is down 43% down from where it was last July. This lack of inventory is giving sellers a competitive edge in this market. On average, sellers are receiving 98.9% of their list price. Also, 19.4% of sellers are getting above their list price. So, what does this mean?

Reno Home Buyers

For buyers - There is little to no inventory, and choices are slim. This will require you to have clearly defined needs and goals so you know what you can and can't compromise on. Also, when offering on properties, it is important to know if you are competing with other buyers, so you can structure your offer appropriately.

Reno Home Sellers

For sellers - Though the market is strong, it is important to remember that it is not the same market we saw in 2021. Just over 80% of sellers are getting at or below their list price. This means you need to know what other homes you're competing with. Also, it is imperative to make sure that the condition of your home, and the listing price are in line with the market. Overall, the market is still strong, and will continue to be until more inventory is available.

The median house price in Reno fell to $600,000 in July 2023. This represents a decrease of 3.1% from last month, but an increase of 0.8% from July 2022.

In June the median house price for Sparks rose to $537,500. This is an increase of 0.5% from last month, but a 1.8% decrease from July 2022.

During July, 610 homes and condos were added to the market. By the end of the month, 515 homes sold, leaving 934 listings available for purchase. At this rate of sale, if no other homes are added to the market, there would be enough inventory to satisfy buyer demand for 1.8 months.
